If you are purchasing a vacant lot to build your dream home, here are some important factors to consider – it’s not all location.

Be on the Look Out

Observe the other houses in the neighborhood. It’s best to take the perspective of an investor, especially with the surrounding comparable properties.


In the Zone

Especially in Florida, consider the slope of the land, and if it’s in a flood zone. Some neighborhoods have deed restrictions and zoning requirements, like a height restriction that prohibits building a two-story home or a minimum square footage requirement.

Be Eco-Friendly

It is good to investigate the ecosystem surrounding the vacant lot. Determine if trees have to be removed and if they are protected by the state.

Utilities Matter


Make sure to determine the accessibility of electrical, water, and cable.  When it comes to sewage, find out if there is a city connection or if you will have to install a septic system. This could significantly impact the cost of your build.
