Moving Tips When You're Moving Your Home

moving day colored legend, color coded moving supplies, moving tips
Having helpful moving tips when someone is packing up their whole life for a new home is crucial: learning even one new tip can make all the difference.
Making a list
It is so worth it to take a little extra time and write everything down! You'll thank yourself later. Before you pack even one box, create a record keeping system. Create a computer-printed list of numbers with a space to write the contents or a spiral-bound notebook for the job. Place a number on EVERY box you pack and list the contents on your list. Keep the list with you (a woman ALWAYS knows where her handbag is, so that is a good place to keep it). Keep together your labels, marking pens, box tape, and other supplies. When describing the box contents, be specific -- "A-D files" is better than "files", and "Tulip dishes" rather than "misc. kitchen".
Having plenty of supplies
You will need LOTS of containers --probably more boxes than you think, and having enough boxes will make your life easier! (If you buy your boxes from a moving company, you can always return unused boxes for a refund. If you got them free from the grocery, just toss any leftovers.) Don't forget to be green and use your own suitcases and containers to pack your things in first. Then have about 10 boxes set aside to use for last minute items on moving day, such as bedding, clothing, and cleaning supplies. You'll need strong plastic packing tape to close up the boxes securely. Use unprinted newsprint (newspaper can stain your items) or packing paper or bubble wrap to wrap and cushion household good. Again, you'll need lots more supplies than you think, so get extra so the packing can go smoothly. Return any unused supplies after the truck is packed.
Color coordinate
Give each room in the new place a color - and designate all things to go to that room with that color, ie. yellow for kitchen, orange for dining room, etc. Apply colored stickers on the box near the box number. In your new home: put a matching sticker on the door to each room. The movers will know where to put everything when they arrive at the destination. It's also helpful to post a big sign on the wall in the room where you want boxes stacked, ("Boxes here please") to keep them out of furniture and traffic areas.
Pack all parts together
Insist on keeping things together when you or the movers are packing boxes. Keep bookends with books, light bulbs with lamps, and extension cords with appliances. Small, loose parts can be attached to the item they belong to with tape or placed in small envelopes -- to keep picture hooks with pictures, shelf brackets with a bookcase, a special wrench and bolts with the wall unit. Keep larger corresponding items (such as a cable TV cord) in resealable bags, and tape these to the underside or back of the item. As a backup, have a "Parts Box" open on the kitchen counter and fill it with cables, cords, parts, pieces, brackets, or nails that are removed from any items of furniture. Keep this box with you, or mark it well with a rainbow of colored stickers so it can be easily located on move-in day.
Pack in advance
Anything you can pack ahead will save you time on moving day. If it's summer, get your winter clothes out of the way. You don't really need 5 radios or TV's around your house for the last few days there. Box up your shampoo and extra toothpaste and live out of a travel cosmetic case for the last week or two. Pare down cooking utensils and food supplies to bare essentials. Wastebaskets can also be packed (put things in them!) while you switch to using plastic grocery bags (hang them on a cabinet door or door handle to collect trash.)
Consolidate cleaning supplies.
If you must clean your old place after moving out, put together a kit of basic cleaning supplies and rags. Clean anything possible ahead of time (the inside of kitchen cupboards, the oven, windows, etc.), and if possible, vacuum each room as movers empty it.
Keep important papers with you.Your list of "important" papers might include: birth certificates, school records, mover estimates, new job contacts, utility company numbers, recent bank records, current bills, phone lists, closing papers, realtor info, maps, and more. Don't leave these with the mover. Keep them with you!

On Trend: Design Your Living Space For How You Live

On Trend: Design Your Living Space For How You Live, eco friendly new home build

Trending in home building is to design your home for the way you live.

Master and Guest Suites

Homebuyers are looking for accessible, customized master suites. More people are taking care of their aging parents or have grown children move back home, sometimes with a family. When building your new home, choose a design with dual master suites or a guest suite to allow for the extra family members.

Smart Home

Efficient use of space is also trending, rather than small, compartmentalized rooms connected by hallways. Alongside this trend, appliances are becoming more streamlined.

Going Green

Build using sustainable building products and you may be eligible to receive certain tax credits. For example, a tax credit available under the Environmental Protection Agency (EPA)’s ENERGY STAR program will mandate triple-glazed windows.
Use of energy efficiency measures are easier to implement and more effective than renewable energy, so programs rewarding energy efficiency in residential homes will be increasingly implemented.
Such rewards — both practical and emotional — for homeowners living an eco-conscious lifestyle have spawned innovative product lines, such as tile made of recycled materials that simulate wood and stone.

Advantages to Financing through your Builder

home financing, home building, home building lender, home builder preferred lender
For most homebuyers, there are big advantages to going through their preferred lenders. Because buying a home is one of the biggest purchases that you can make, choosing a lender should be done carefully.

At Landon Homes we offer homeowners the choice of our two preferred lenders to service our communities located in Jacksonville and St. Augustine Florida.  Our lenders were handpicked for their commitment to service, honesty, expertise, and personal connection with homeowners. They will help guide you through the process and provide advice. Our lenders are well-known and respected in Northeast Florida.

By using our preferred lenders, you are more likely to qualify for new buyers incentives - this may include some of the closing costs! Talk to a Landon Homes Real Estate professional today to find out what your options are: (904) 567-3430

How to Choose the Right Vacant Land for Building your Dream House

vacant land, jacksonville home builder, luxury home builder, new home builder
If you are purchasing a vacant lot to build your dream home, here are some important factors to consider – it’s not all location.

Be on the Look Out

Observe the other houses in the neighborhood. It’s best to take the perspective of an investor, especially with the surrounding comparable properties.

In the Zone

Especially in Florida, consider the slope of the land, and if it’s in a flood zone. Some neighborhoods have deed restrictions and zoning requirements, like a height restriction that prohibits building a two-story home or a minimum square footage requirement.

Be Eco-Friendly

It is good to investigate the ecosystem surrounding the vacant lot. Determine if trees have to be removed and if they are protected by the state.

Utilities Matter

Make sure to determine the accessibility of electrical, water, and cable.  When it comes to sewage, find out if there is a city connection or if you will have to install a septic system. This could significantly impact the cost of your build.

Go Green With Your Move

Go Green With Your Move
Typically moving can be very wasteful.  Disposable boxes, thousands of square feet of bubble wrap.... and paper galore.  Not to mention the emissions from the trucks that haul your stuff around.
Being smart about your move can help you save money and go green!

Give Back before you pack

Moving is a great time to go through all of your things and give away what you don't need or use. Recycle items that can't be donated and your load is already lighter.

Be Thrifty

If you have not worn an article of clothes in 6 months, then it's time to pass it on. Save clothes in good condition and take to second hand stores that pay cash or credit for clothes. You may even pick up some new things that you will use more often.

Use your things to pack your things

Using suitcases in place of boxes and linens in place of bubble wrap or paper is a great way to save money on supplies and the environment. Saving plastic grocery bags in advance can be used as packing materials in you move.

Why You Should Move During The Week Or During The Weekend

moving day, moving on weekend, moving on week day
Moving during the week or in the weekend – is it worth it to take off of work during the week to move? Are you spending valuable vacation time? Can you really fit it all in on the weekend?  There are other aspects of the moving process that may influence your decision of the time to move like convenience. The weekdays and the weekend give an opportunity for a different relocation and how it will go for you – you decide based on the day you pick for moving. If you have a family it will also matter for them when you will relocate.

Is It Really Cheaper To Move During The Week?

This may be the most important question when moving. Generally, movers charge more on peak times for relocation. These are during the summer, on holidays, the first and last several days of the month and on weekends. On the other hand, the time when moving companies are less busy are the months from October to April, the weekdays and the days during the month. This is why you are right to ask yourself is it cheaper to move during the week?

Another aspect that can put your costs down is if you are able to be flexible regarding the date of your moving day. Actually movers can charge you less if you agree to move on another day. In this way they can ask you to pay a smaller amount because on one direction with their truck they will carry your items and on the other – someone else’s. But in this way you should be able to arrange a day off for you so you can meet the movers at your new home and check that everything was transfered safely.

For deciding which option is cheaper for you - moving during the week or the weekend, get as many quotes as you can. Movers will let you know what your relocation will cost you.
And yet the price is not all to consider when choosing your moving day. There are other important  factors as well.

The Convenience Factor

When moving during the week you and your partner will have to take a day off from work to make the relocation. If you have children, plan who will take them to and from school that day or arrange an off day for them as well. If they are grown up enough they can help you pack. You can let them wrap up some of their personal belongings like clothes and toys. You may generally have less time to do the packing right on a weekday. Also consider the traffic you will have to encounter during the week and the weekends. Perhaps you can consider going through less busy streets if you are moving yourself with your car.

Move during the weekend means you will all be available. Get a good night sleep the day before, go to bed early and on moving day get up early as well. Still, you may be tired from work so an option for you is to find helpers by hiring movers. All about the related costs you can find on this link. In the weekend you can also ask friends or relatives to come and help you with your moving since they will be off from work that day as well.
On the other hand if you decide to be moving house on a weekend you’ll be able to check the utilities immediately after your arrival. If there is a problem you can solve it right away.
You can also browse our moving resource center for more info on this.

Read This Before You Build: Steps to Your New Home

Read This Before You Build: Steps to Your New Home
Long before the foundation is poured, the process to building your new home begins. Making the right choices up front will save you a headache later. At Landon Homes, we will match you with an agent that will take you through this whole process, but if you are going at it alone, here are some important things that need to be decided first:
Budget to Start
Important things to consider when planning a budget: How much of a payment can you afford with your current finances? Take into consideration homeowners insurance, any homeowners association fees and PIP insurance fees if you are not putting a down payment of 20% or more.  Chances are you will need a construction loan and a mortgage. It's never too early to find out what size loan you qualify for. Knowing the approximate costs will help you modify your building plans to meet your budget.
Choose Your Lot
Whether you are building your home in a suburban development or a site with sweeping ocean views, you will almost always need to choose the land before you select floor plans or other details. Your Landon Homes agent can help you chose from our extensive existing properties and communities, or you can choose your own lot.
Pick your Floorplan
If you are building in one of Landon Home's communities, you will have a wide range of floor plans to choose from that are able to meet the needs of any size family. We can make minor modifications in room size, window style or other details. A custom-designed home, on the other hand, is created specifically for the family which will live there. In most cases, custom-designed homes require the services of a licensed architect. Whether you opt for a stock or a custom design, you will be wise to choose a plan that will meet your needs for many years to come.

Featuring 'The Coral' Floorplan, Beach Haven has Quick, Move-in Ready Homes!

Beach Haven is a neighborhood of cottage style homes with a coastal charm that recalls the Florida of days gone by. Imagine your own Oceanside beach home surrounded by majestic oaks and towering palms with the sea and the sand of the Atlantic just steps away. At Beach Haven, all our homes are built in harmony with the community's design with the highest of integrity and quality you expect from Landon Homes.

There’s a timeless "weekend" feeling in this kind of community, even if you live there all year. There’s a lake shimmering in the sunlight, mirroring the ocean just across the road. There’s a sunny amenity center, in the nostalgic Beach Haven style, including a resort-style swimming pool and a large, open air pavilion with bath house. From there, the walking trails beckon, leading you around the lake, close to the wading birds surveying the water, past the lace-like pattern of the wind-sculpted tree-trunks so unique to the ocean shore.

As yo                                                                                                        As you drive into Beach Haven, you’ll find a peaceful,
pedestrian-friendly community that recalls summers of long ago.
This traditionally planned neighborhood centers on a sparkling
lake, surrounded by a gorgeous greenway with extensive walking
trails. Walkable streets, sidewalks and alley ways will encourage
                                                                                                                long strolls.

Beach Haven is designed to preserve the natural
landscaping of the spreading oaks and tall palms. To avoid
destructive grading, homes will be built with stem walls or crawl
spaces, which also add to the vintage charm.

An architectural review process will ensure that all homes are built in harmony with
the community’s design integrity and high quality.

- Sparkling Lake with Foot Bridge
- Extensive Walking Trails
- Large Established Oak Trees & Tall Palms

THE FIRST LABOR DAY

According to the U.S. Department of Labor:

The first Labor Day holiday was celebrated on Tuesday, September 5, 1882, in New York City, in accordance with the plans of the Central Labor Union. The Central Labor Union held its second Labor Day holiday just a year later, on September 5, 1883.

In 1884 the first Monday in September was selected as the holiday, as originally proposed, and the Central Labor Union urged similar organizations in other cities to follow the example of New York and celebrate a "workingmen's holiday" on that date. The idea spread with the growth of labor organizations, and in 1885 Labor Day was celebrated in many industrial centers of the country.
